Folsom's East Side Is Quietly Turning Into A Dining District

Drive down East Bidwell on a Saturday in July and count the construction banners. Yard House at Palladio. Palette Dim Sum & Lounge at Broadstone Marketplace. Chason's where Taiko Sushi used to be. An unnamed Rahi Hospitality concept in the old Red Hot Chilli Pepper space. Chipotle and Jetset Pilates going into Alder Creek Marketplace out in Folsom Ranch.

None of these is a shocking headline on its own. Put them on a map, though, and something shows up that the individual press releases miss: Folsom's east-side shopping centers are not being refilled with more shopping. They are being refilled with restaurants. The centers built in the 2000s to sell clothes, phones, and household goods are turning into places you go to eat dinner.

For residents who already live here, that changes the practical answer to "where should we go tonight" more than any single opening does.

The Palladio Conversion

Palladio is the clearest example. Yard House is filling roughly 14,000 square feet at 350 Palladio Parkway, Suite 1319, occupying a space most recently home to fashion retailer Stichic and previously Forever 21, with outdoor dining adjacent to the Palladio's Piazza. That is a full-service restaurant taking over a large-format apparel footprint, not a small end-cap slot.

The company plans to open in early February, and it will not be alone. Yard House joins a wave of recent Palladio additions including Shake Shack, LOFT, Oz Korean BBQ, and Devons Jewelers. The mix skews heavily toward food and full-service seating.

Two things matter about this footprint. First, Yard House at Palladio becomes the third Yard House in the greater Sacramento region, joining Sacramento's Downtown Commons and The Fountains at Roseville. Folsom now anchors a metro-level dining brand on its own, rather than sending residents west to DOCO or north to Roseville. Second, the beer program is the draw. Yard House locations are known for offering more than 100 beers on tap, supported by complex cooling systems designed to keep beer consistently fresh and cold from keg to glass.

Broadstone Marketplace Turned Over Almost Completely

East Bidwell's Broadstone Marketplace has quietly cycled through three high-visibility restaurant swaps in less than a year.

Palette is the most talked-about of the three. The restaurant is preparing to open its first Sacramento-area location at 2770 East Bidwell St, Suite 600, in the Broadstone Marketplace, taking over the former Saigon Alley Kitchen + Bar space, which shuttered late last year. The concept is a Bay Area import. Palette was born in San Francisco with a vision to reimagine Cantonese cuisine by honoring its heritage while elevating the experience through modern ingredients, refined design, and thoughtful hospitality. Expect handcrafted, made-to-order dim sum, premium roast meats, and live seafood pulled from on-site tanks, with a summer 2026 debut if all goes according to plan.

Chason's is a different animal entirely. It is a seafood restaurant and sports-bar-style concept known for bold Vietnamese-Cajun fusion flavors and fresh seafood specialties, including its signature garlic-buttered crab, replacing Taiko Sushi in Broadstone Marketplace. Roku, meanwhile, offers nigiri and sashimi, rolls, ramen, and kitchen food such as chicken katsu, and is replacing the closed University of Beer.

Three restaurants in one center, all replacing other food and beverage tenants that could not hold on. That is worth pausing on. Broadstone did not lose its restaurants to retail. It lost them to newer restaurants. The center is running a natural selection process on its own dining lineup.

Broadstone Plaza's Slower Reshuffle

Across the way at Broadstone Plaza, the pace is quieter but the direction is the same. The former Red Hot Chilli Pepper space in Folsom will be replaced by a new, as-of-yet-unannounced restaurant concept from Rahi Hospitality Group, which filed for an alcohol license with the California Department of Alcoholic Beverage Control for the site at 2791 E Bidwell St, Suite 100. Red Hot Chilli Pepper ceased operations in early 2026, and a notice was posted at the business stating that the turnkey restaurant was for sale. The name, concept, and menu have not been revealed, but Rahi Hospitality CEO Gagan Bahad confirmed the project, noting it is still a few months away from opening.

For context on where that space sits in the daily rotation of Broadstone Plaza customers, its neighbors include Aloha Sushi, Falafel Corner, Bober Tea & Coffee, and Del Taco, as well as retail tenants like Old Navy, Michaels, and Bath & Body Works. That mix, restaurants and boba wedged between mid-box retail, is exactly the pattern spreading across the corridor.

Alder Creek Marketplace Is The Other Story

The east-side conversion story has a second front, and it is out in Folsom Ranch. Alder Creek Marketplace is the newer center serving the master plan south of Highway 50, and its tenant announcements have been coming in batches through spring 2026.

Alder Creek Marketplace in Folsom Ranch is adding Jetset Pilates, Chipotle, and SAFE Credit Union. MOD Pizza is a strong possibility as well, with reporting indicating MOD Pizza could join Alder Creek Marketplace in Folsom Ranch. On top of that, Raising Cane's is planning a Folsom expansion, with a corporate profile as a Louisiana-based international chain of quick-service chicken eateries founded by Todd Graves and Craig Silvey on August 26, 1996.

Alder Creek's mix is worth reading against Palladio's. Palladio is pulling in destination full-service brands. Alder Creek is filling the everyday-lunch and quick-dinner slots that a growing residential population south of the highway needs when they do not feel like driving to East Bidwell. The two centers are not competing. They are dividing the work.

The Independents Are Not Sitting Still

The chain and multi-unit openings get the headlines, but the independent side of Folsom's food scene is filling in too. Sacramento Business Journal has reported new Folsom restaurants including Tran Kitchen and La Esquina Mexican Kitchen, and Estelle Bakery & Patisserie is expanding to a site near Folsom Premium Outlets. Estelle's arrival is a genuine addition to the pastry landscape for anyone who has been driving to midtown Sacramento for a croissant.

Yelp's current running list of new-in-town names catches a wider snapshot of the independent activity, with recent additions including La Esquina Mexican Kitchen, Stonebird Japanese Grill & Noodles, Gather & Toast Marketplace, Sichuan City, Thai Smile Noodle Bar, Yada Thai Cuisine, and Smokey Grill. Sichuan City in particular has been drawing early attention as a new Sichuan restaurant that serves Chongqing Chicken, a specific dish that has been hard to find on this side of the causeway.

What This Means If You Already Live Here

A few practical takeaways for locals reading the map instead of the press releases.

If you have historically defaulted to Sutter Street for a weekend dinner, the east side has quietly become the higher-density option. You can now build an entire evening between Palladio and Broadstone Marketplace without repeating yourself for months, which was not true two years ago.

If you live in Folsom Ranch and have been driving north for a chain lunch, that trip is about to get shorter. Alder Creek's Chipotle and the likely MOD Pizza addition, plus the Raising Cane's expansion elsewhere in town, are absorbing the quick-service demand closer to home.

If you like independent operators, the pattern is that they cluster near the anchors. Palette next to the future Yard House, Roku near Chason's, and Estelle near the outlets means the independents are borrowing foot traffic from the bigger names rather than isolating themselves. Walk the parking lots.

And if you are the sort of Folsom resident who tracks vacancies as a hobby, keep an eye on the next Broadstone turnover. The center has proven it can recruit replacements quickly, which is the kind of small structural detail that says more about a neighborhood's momentum than any single ribbon-cutting.
